How Lexi researches HOA law
Davis-Stirling-Act.ai is a research tool for California HOA and condominium law. This page explains where the law comes from, how Lexi uses it, how we keep it current, and what to do if you find a mistake.
Where the law comes from
Lexi works from a library of California statutes downloaded from California's official legislative information website (leginfo.legislature.ca.gov).
| Law | What it covers |
|---|---|
| Civil Code §§ 714, 714.1 | Solar Rights Act (limits on HOA solar restrictions) |
| Civil Code §§ 4000–6150 | Davis-Stirling Common Interest Development Act |
| Corporations Code §§ 100–2319 | General Corporation Law |
| Corporations Code §§ 5002–5080 | General nonprofit provisions |
| Corporations Code §§ 7110–8910 | Nonprofit mutual benefit corporations |
| Government Code §§ 12927, 12955, 12956.1, 12956.2 | Fair Employment and Housing Act provisions on housing discrimination and discriminatory CC&R restrictions |
| Vehicle Code §§ 22658, 22953 | Towing from HOA property |
Statute text last downloaded: April 19, 2026.
The library also includes:
- Court decisions about California HOA and condominium law, with a link to the full opinion where available.
- Plain-English guides on common topics such as assessments, elections, records, and architectural review. Some guides were drafted with AI assistance and reviewed by our team.
What's not included. Lexi does not cover other states' laws, local ordinances, or federal law except where a listed statute refers to it.
How Lexi answers a question
- It searches the library. When you ask a question, Lexi looks for the statute sections, court decisions, and guides most relevant to it.
- It writes an answer from what it found. The answer is in plain English and names the sections it relied on, so you can read the source yourself.
- It tells you when it can't find support. If the library has nothing relevant, Lexi is instructed to say so rather than answer from general knowledge.
- It considers your governing documents when you add them. If you upload your CC&Rs, bylaws, rules, or notices, Lexi searches them alongside state law and can point to the provision it used. Documents are only used for your own account's research. See our Privacy Policy for how they're stored.
How we keep the law current
California laws usually change after each annual legislative session, and most new laws take effect January 1. After a session, we:
- download the updated statute text from the official source,
- review what changed and which answers and pages it affects,
- update the library and the related pages on this site.
The download date above tells you when we last refreshed the statute text. It does not guarantee that every change effective by that date is reflected, so check the official source before acting on a deadline or requirement.
What Lexi can't do
- It can make mistakes. AI answers can contain errors or omit something important, even with citations. Always read the cited section.
- It isn't a lawyer. Davis-Stirling-Act.ai provides legal information and research support, not legal advice, and using it does not create an attorney-client relationship. For decisions with real consequences, such as a lawsuit, a foreclosure, or a disputed fine, talk to a licensed California attorney.
- Your documents may override the statute, or the reverse. Lexi can show you both, but how they interact in your situation can require professional judgment.
Found a mistake?
If an answer or page looks wrong or out of date, tell us at rei+contact@davis-stirling-act.ai. Include the page address or your question and what looks incorrect. We review every report, correct confirmed errors on the site and in Lexi's library, and use them to improve future answers.
